Job Title: Building Inspector

Performs a variety of tasks involved in reviewing plans for compliance with the City code of ordinances, zoning regulations and adopted building codes; and to respond to and direct calls from contractors and owners regarding code compliance and building permits.
- Confer with and advise members of the general public, property owners, architects, engineers, developers, and others regarding building and construction policies, procedures and standards; provide and explain requirements of building, electrical, plumbing, mechanical, energy, property maintenance, zoning and related codes and ordinances; perform plan review;
- Receive calls and answer questions about permits and code requirements; direct inquiries as necessary;
- Conduct review of plans and specifications for new construction, alterations and additions; ensure compliance with local, state and federal building codes and ordinances; prepare comments for each review;
Retrieve information on existing construction projects; copy review comments; attach to plans prior to issuing building permits;
- Conduct on-site inspections of proposed construction sites as necessary; ensure compliance with codes and ordinances; document observations and make appropriate recommendations. Drive to and from destinations as needed.
- Stamp, label and route plans to other departments for review;

EDUCATION and/or EXPERIENCE:
High school diploma (or G.E.D.); sixty hours of college coursework from an accredited college or university with major coursework in architecture, engineering, or other related field AND two years’ experience in residential or commercial construction, or any equivalent combination of education and experience.
KNOWLEDGE, SKILLS, ABILITIES, AND OTHER CHARACTERISTICS
- Understanding of basic construction principles and practices; working knowledge of all adopted codes and ordinances, materials and equipment used in building construction, modern office methods, procedures and equipment including a computer and software applications.
- Principles and procedures of record keeping, plan checking principles, principles of mathematics.
- Ability to detect code violations.
- Ability to analyze building plans and existing structures for code compliance using specialized technical equipment as assigned.
- Ability to interpret and apply building codes and read and interpret construction plans and determine compliance with various codes.
- Ability to read maps, plats and other diagrams associated with construction and take measurements with devices such as an architectural scale rule and an engineering scale rule.
- Ability to compile and maintain records and operate and use modern office equipment including a computer.
- Ability to communicate clearly and concisely, both orally and in writing and to establish and maintain cooperative working relationships with those contacted in the course of work.
- Pass a medical physical examination and drug test.
- Meet the City’s driving standards.
Ability to obtain International Code Council certifications.
Possession of valid Mississippi drivers’ license and good driving record.
Other skills and abilities: Ability to respond to inquiries, complaints, and requests for service in a fair, tactful, and firm manner. Ability to work independently in the absence of supervision.
Materials and equipment directly used: Computer, city vehicle, fax, scanner and copy machine.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms; and talk or hear in both office and field environment. The employee frequently is required to sit, stand; climb or balance; stoop, kneel, crouch, crawl or operate a motor vehicle. The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Specific vision requires ability to perceive and discern objects by eye including maps, charts, and such items.
While performing the duties of this job, the employee is occasionally exposed to outside weather conditions, extreme cold, and extreme heat, and wet and/or humid conditions. The noise level in the outside work environment is moderate to loud.
